Not sure where in the Country you are, but Nova Consulting has a pretty wide reach. You are looking for a "PCR" (Property condition report) and they are really good and fairly priced. They'll even do lease abstracts if you need.

I believe they'll do Ohio. Make sure it's the website with no dash in it. There's another company with a similar website, I think they're engineers. This is the due diligence company you want.
