New to real estate looking for feedback on Tulsa

Hello everyone,

I'm considering moving to Tulsa sometime later this year. Ideally, I'm looking to invest in areas not too far away from the downtown core. I was wondering if anyone could provide some insight the areas I'm thinking about:

- Kendall Whittier
- Pearl District
- Owen Park
- Crosbie Heights

If there are other neighborhoods and zip codes you think I should consider, feel free to recommend any.

As far as the kinds I'm properties that interest me, I'm open to smaller homes (2 bedroom, 1 bath for example) that have enough square footage for later expansion. Multifamily (duplex) and standard single family (3 bedroom, 2 bath) are on my radar too depending on price.

@Jonathan Santiago    I’m late to this party but I would quickly say of the 4 areas you mentioned Kendall Whittier and Owen Park might have the best move in ready options.  The Pearl and Crosbie Heights both really interest me for long term development, but I haven’t seen any trends there YET showing rapid appreciation...that said recently I was analyzing some comps in the western part of Crosbie Heights and there were 2 flips with numbers that blew my mind.  I’ve said for a few years that Crosbie Heights excites me and is one of downtown Tulsa’s final frontiers, but will require some pioneers.  Owen Park is already increasing in value but has areas especially the western half where it has to improve. It’s tricky to find something there where rent value to purchase price makes much sense IMO.  Now,  any of those will have plenty of 2/1’s pop up but I would predict smaller MF will be a bit more rare.  For whatever reason, smaller MF in Tulsa seems to always sell quickly and even before this peak of the market there was never an oversupply.  I always suspect it being related to pocket listings or efforts from some wholesalers to specifically market to and sell from those lists.
