Commercial lease tips?
We recently acquired a cmx-1 property and have a small commercial unit.
I’m very familiar with residential leases but less familiar with commercial. I’ve worked one up from a few resources.
Anyone have specific verbiage or lines that they include in their comm leases?
Additionally for those small storefronts in philly, have any tips for how best to advertise?

In a commercial context, I would always include language providing for Confession of Judgment, which allows for a quicker eviction process. It's a LL remedy that only a few states allow, PA being one of them, and the requirements for making sure it's enforceable are pretty strict, so I would definitely consult with an attorney who works in this space.
