Is Richland Drive in the whitehaven area of Memphis an ok area?

Yep. Solid Whitehaven area. We manage 5 or so homes. Rent range for 3/2 with carport is 850 to 925. If you have an retail ready rehab, you can get the higher end of the rent range. Add in nice curb appeal and you can expect normal 35 day (give or take) vacancy. If the home is missing upgrades and curb appeal, 60 to 90 day vacancy and 850 rent. Maybe even 825. Recently rented one on 5140 Windham for either 895 or 925. Took us 2 weeks once professional marketing images were uploaded. House looks awesome.
