Obtaining a down payment

Hello all, I am new to this site but have been doing real estate deals the past 8 yrs and loving every minute of it. I have done SF only and looking to get into MF. I am a little unsure on how to obtain the down payment on properties over $500K. I have about $50K to use and have a work friend that has another $50K but we are well below the necessary down payment. I am unsure on how to handle obtaining the down payment. If there is anything I can do for you, please let me know. Thanks
