Any tips for Commercial rentals in The Philippines?

A friend just had an offer accepted on a commercial unit in The Phillippines. Looking for advice, as I don't actually invest there or know anything about Philippine Commercial Space. 

Anything to be aware of  regarding choosing a commercial tenant? Are there any businesses that typically make great tenants or anyone to specifically avoid?
