Has anyone used "Buy Your First Apartment Building" by Ted Karsch?

Is it useful information?
Will it actually teach someone how to do this?
Where can I find a better course or quality free information?
Is it just another pitch-fest trying to up-sell the live training and coaching program?
It's the cheapest course I have seen so far and claims to point where I want to go (multifamily), so I will buy it if it is described as anything above crap.

I found "The Complete Guide to Buying and Selling Apartment Buildings" by Steve Berges to be a good primer. Also most cities have an apartment association you can join. While any and all education can be valuable, there is no shortcut to knowledge, experience and judgement needed for commercial real estate investing. Good luck!
