Facebook Ads for Motivated Seller Leads [Progress thread]

There are a lot of posts and Youtube videos on using Facebook to generate motivated seller leads, but most of these only cover a small part of the overall marketing campaign. Online marketing has evolved a lot in the last few years- no longer can you expect optimal results from making a couple Facebook ads with stock photos.

I believe that I can find off market deals cheaper than direct mail by using online marketing.

I started working on this project 2 days ago and I’m going to document my entire journey here, including:

  • Which strategies work and which don’t
  • The tools I use
  • How much money I spend on ads, design, vendors, etc.
  • The exact ads I use
  • My cost per lead, my cost per deal...everything

Why am I doing this?

I want to find off market deals and creating this thread will keep me accountable.

This thread also gives me an easy way to share my learnings. Plus, some of you will have great suggestions on how I can improve my strategy :)

What I’ll be building and sharing over the next few weeks

  1. A high converting landing page.
  2. An outline of my marketing funnel- this will be my road map as I build out all the pieces of this project.
  3. Video and photo ads for Facebook- I’ll test these to see which ones work and which ones don’t.
  4. A messenger bot for Facebook ads- We’ll see if these perform better than lead or landing pages ads.
  5. A system to manage leads and automatically follow up with them

Test budget: $2,500.

Most people spend between $1,500 and $2,000 on direct mail to find a deal, so I thought $2,500 made sense since there are some set up items (website design, graphic design, etc.) that cost $500-$700.

I’ll update this thread every few days with my progress. I’d love to hear your suggestions!

I’ll do my best to create detailed posts of what I do, in case anyone wants to borrow my strategies. Feel free to ask questions if anything isn't clear.

As someone who spends $100,000+ per year on marketing I can say that the highest ROI you'll get from sellers is from direct mail. Online marketing is going to have it's biggest impact on creating and maintaining brand awareness.

    I made this Funnel Mappy. I have the upgraded version, which is $5 a month, but you can use the free version if you only need to make less than 2 funnel maps.

    @Michael McKay Michael thanks for this post. I myself have dipped into using Facebook Ads and I can tell you testing is important to see which areas get you more leads and also what kind of ads. This time around I budgeted and I’m driving Uber every other day only for the amount I need to run my ads daily which has helped tremendously.

    I also found being able to do my own graphic design and video editing has made it easier to test different ads. If you need any help on that graphic design for concepts, feel free to reach out.

    I'd recommend using any types of lists that you have as LAL audiences for your top of funnel and using a 70% to 30% budget split approach on top of funnel versus Conversions. As time goes on you can slowly change your budget split as you develop more website lal and video views lal that can be more motivated off the bat and can be used lower down in your funnel right off the bat.

    @Kevin Ravenell Jr. Thank you! What percentage of your ads were video vs image ads? Did you find either performed better?

    @JT Rose Do you mean uploading a custom audience list of skip traced numbers and then creating a lookalike audience from that list or creating LAL's from the video views and website visitors?

    @Michael McKay I would do both but just at different times. Right now at the beginning, I would definitely use your Custom LAL Audience from a skip traced list. The more matches you have the better it will do. You could create two versions a 1% lal and a 3% lal. Use the 3% at the top of funnel use the 1% lal in the middle of the funnel. As time goes on create a lal based on your video views or web visitors and put that in the middle of the funnel. The larger the audience the better the lal. I would recommend having at least 1500 people in the video views audience at the percentage watched that you consider motivated before creating the lal.

    @JT Rose That makes sense. I don't have any skip traced lists right, but I could definitely get some to test. I was diving a little more into LAL's and I found the info below in this article.

    Are you using the special ad audiences instead of LAL's? If you are, are the results still comparable to LAL's?

    @Michael McKay Sorry when I refer to LAL audience I meant the Special Ad LAL Audience. Its the same thing you just have to build it inside the ad set level and they leave the LAL to be a little more broad to adhere to the Fair Housing rules but honestly, I saw my ads increase in performance when they made this change.

    PROGRESS UPDATE #5

    Lot's of updates from yesterday and today:

    • I finished the initial funnel map, which you can view here. You can also see the map in the image below, but it's a bit blurry since the file gets compressed when I upload it.
    • I had my VA find some royalty free stock photos of houses in bad condition to use the in the ads. I also took some photos of ugly houses when I was driving the other day.
    • I started creating the specs for the video ads, so that I can send these off to get made.
    • I spoke to the landing page designer and we should have a first draft of the landing page photoshop design by Tuesday.
    • I started putting together a list of my favorite gigs on Fiverr for creating the video ad, designing ad images, and designing post cards. These post cards would get sent if people enter their address on our site, but not their contact info.

    PROGRESS UPDATE #6

    I just got the first draft of one video ad back. My intern created it using free stock videos from Pexels. She's working on a second version and I also had a few sellers on Fiverr create videos, so we can A/B test which ones work best.

    Why a video ad?

    Facebook allows you to build audiences based on how long someone watches a video. Usually people who watch a significant amount of your video have some level of interest. I'm going to experiment with using 15 second video ads for my top of funnel ad (the first ad someone sees). I'll then retarget (show more ads to) anyone who does any of the following:

    • Watches 75% or more of my video
    • Clicks the ad and goes to my website
    • Engages with the ad or page- liking, commenting, visiting my page, click "see more" to view more of the text on my ad copy

    Here's what my video ad looks like

    Since we aren't allowed to share videos on BP, I took a few screenshots on the ad and included them below. Each piece of text shows for a couple seconds in the video. 

    My goal with the text in the video is to only appeal to people who are interested in selling their house quickly. I do this my making the first screen of the video say "Sell your house fast". When people who aren't interested in selling their home quickly see this, they will keep scrolling. Therefore, non interested people will not watch my video and I won't waste money by serving future ads to them.

    I had the videos created in a 1 x 1 format, which works well for both the Facebook and Instagram news feed.

    @Michael McKay Try testing a few videos that are face to face, either you can film them with your cellphone or have someone else film them. I'd aim for them to be around 1-2 minutes depending on the campaign you are using them for. In my experience, I've seen face to face videos convert higher because it stops the scroll for longer and allows a little more time to get the conversion. If you want to do something like that here are some example starter scripts you could use for different styles of videos. Feel free to add to them and make them yours.

    @JT Rose thank you! Would you recommend using face to face videos top of funnel or middle of funnel (retargeting)?

    If you use them top of funnel, are you building the retargeting audience based on 10 second plays or do people actually watch a 1-2 min video long enough to build an audience on something like 50% plays?

    @Michael McKay I use them for both top and middle of funnel campaigns. I build multiple audiences and put that retargeting in at different levels of my funnel. I do get enough 50% views on minute long videos and I find them a lot more effective for building Special LAL audiences from because they show more motivation. To start gathering that audience I like to use a Video Views Campaign optimized for thruplays with the payment set for per thruplay rather than impression. The smaller moving image videos I like to use in my traffic campaigns. I would test multiple creative types because some areas/accounts respond differently as well.

    I just got the landing design back from the designer. There are a few changes I want to make.

    I use Markup.io to communicate with my designers because it makes it very easy for me to give feedback about specific items on a page. It's also free.

    Hi @Michael McKay appreciate the thread! Really great to see someone attacking FB ads!

     Have you considered doing more lead magnet type stuff top of funnel? 

    I think you are on the right track with the landing page. It uses white space pretty well and has some key components. Ratings and testimonials have helped conversion rates for me, as they build trust so that is good to see. The breadcrumbs with the steps is also a good component, since it will let them know the process and emphasize how simple it is. 

    Some things I would change... First is your CTA. I would try to capture their email address and not just the address. If you are capturing it after the address it will likely lower conversions as it is increasing click debt. The color of the CTA button ideally would be more of a contrast than blue, so the hierarchy of focus is set on that field. I would also border the phone number instead of making it completely blue, this will make it more of a secondary CTA. T

    he header copy could be adjusted with more of an emphasis on value and time based keywords like "Free" or "Today". Something like "Get A Free Cash Offer For Your House Today". The trust part should be indirectly built on the components of the landing page itself, but if you feel like it needs to be emphasized I would do it by the testimonial you have. 

    For the "Why Sell To Us" I would pull the '"Competitive Cash Offer" into its own bullet point and  have it be the first one since it is the most important. 

    There are some other recommendations, if you feel like connecting I can share them with you directly. 

    Aside from that I would use software like HotJar and see the heatmaps on where your viewers are looking and make adjustments. Also be sure to test page speed, I would recommend unbounce or something similar for landing pages if you do have speed issues.

    @Luke Marsh This is awesome feedback. Thank you! Answers to your questions below.

    • Lead magnet for top of funnel- I was also going to A/B test a traffic ad to an advertorial or maybe a downloadable PDF if they provide contact info. I'm still brainstorming on the topics for these, so I pick something that appeals to distressed sellers. Have any leads magnets worked well for you for motivated sellers?
    • CTA- Very good point. I'll ask the designer to experiment with different colors for both the button and phone number to make them stand out more. 
    • Contact info on CTA- A few ago I ran a campaign to find sellers (as an agent) and got a higher opt in rate when I separated the address and contact fields. The second page asking for the contact info was something along the lines of "You're almost there. Enter your email to get your home value". This was a totally different target audience though and you're right that I should definitely test this instead of assuming my old technique will work best
    • The copy- awesome suggestions! The copy definitely needs some works and I'm going to impliment these changes.
    • Hotjar- I'm a huge Hotjar fan and am going to install it as soon as the site is live :)

      PROGRESS UPDATE #8

      I got the ad images below back from a designer I found on Fiverr. I'm going to use these images and the same images without any text on them in my middle of the funnel retargeting ad, using dynamic creative on Facebook. I plan to retarget anyone who has visited my website, interacted with my page or ads, or watched a certain amount of my top of funnel video ads.

      What is dynamic creative?

      Dynamic creative let's you submit up to 10 images and 5 of each text asset (body text, title, description, CTA) in one ad set. Facebook then mixes and matches the images and text assets to figure out the highest performing combination. I'll dive more into this on a future post when I make these ads.

      @Michael McKay Remember that if your text exceeds 25% of the image it may not perform as well, but I think this is worth testing. I'd also add in you may want to test some slideshow or still image videos with your images. You can actually create them on Facebook's platform. I've seen them be a good change-up in ads and their engagement rate is higher because since they are a video once it's visible on someones page for 3 seconds it counts as an engagement. More engagement means higher ranking on the page which results in more views and often times more leads.

      @JT Rose Glad you're enjoying the thread! I've been beta testing a CRM/marketing automation platform recently, but previously I used Hubspot for years. Hubspot isn't made specifically for real estate, but it had a lot of useful features and if you use Zapier, you can easily integrate it with a lot of other software.

      PROGRESS UPDATE #10


      Today I filmed 11 different face to face videos to use in Facebook ads and on my landing page. I've never done face to face videos before, so it took a bunch of tries to get the hang of taking selfie videos on my phone. I filmed 3-6 versions of each of the videos and ended up with over 60 videos.

      Tomorrow, my VA is going through all 60 videos and is going to pick the two best ones from each category. Then, I'll watch those two videos and pick my favorite from each category to use. I plan to add subtitles to the videos, since most people watch videos muted on Facebook and Instagram. I found a tool called Zubtitle that automatically adds subtitles by using speech recognition. I'll keep everyone posted how it works.

      Below, I've included the scripts I used for each of the videos. I did change the scripts a little on the fly, since it sounded a different out loud. video I used a free app called Quick Video Recorder for Android, which allowed me to record video even though I had Google Docs open with the scripts.

      The first two scripts below are based off @JT Rose's suggestions. The others, I came up with or looked at content other cash buyer websites for inspiration. If you're wondering what the abbreviations stand for:

      • TOFU = top of funnel
      • MOFU = middle of funnel
      • BOFU = bottom on funnel
