No seasoning period after cash purchase

Hello all! Im doing my first BRRRR and I'm looking for a lender that will let me cash out with no seasoning period. I've called dozens of banks and credit unions and I'm having a really hard time finding someone. The property is located in Georgia. Thanks in advance!

 Not true. We have several products that will allow for using the new value before 6 months.  Conventional will not allow (except for the delayed financing exception which requires the property was purchased with cash) but we have several non-conventional options that will allow to use the improved value.
