Seller financing/creative financing is best for what type of deal

Seller financing is best for what type of real estate deal? I want to buy semi-run-down homes and fix them up. I've noticed no bank in my town doesn't want to lend money to me.

@Juan David Maldonado

What you described is a perfect scenario for seller financing as long as you have the $ to fix it up.
