Personal loan for rehab

I am ramping up the real estate investing and I was considering the idea of taking out a personal loan to do the rehabs on my properties then refi after. My wife and I are good at negotiating owner financing on a ballon so we would not have to finance the whole house, just the rehab. 
What do you guys think?

@Daniel Fisher wow, that sounds like a really great deal to find!  Congrats!  And I certainly don't mind you taking out a personal loan.  A private person might be able to provide you with some funds as well just to make a different suggestion.  Refinance and pay it all back.  Great to see this type of a story in this market.  Thanks for posting!
