@Alex B. Welcome to BP! I am located in Oxnard as well and am looking to get into my first house hack soon. I moved here from San Diego about 9 months ago with the same plan as you (multi family). I quickly learned that a MFR is very hard to come by around here. My strategy now is to house hack an SFR.

There is a Ventura County REI meeting every 2nd Thursday of the month at Mimi's Cafe in Thousand Oaks from 630pm-830pm. Come check it out if you haven't already!
