[Calc Review] Help me analyze this deal. Is it too expensive?

We are just starting out and very excited to be new BP members! We have purchased a similar duplex recently that is the same purchase price and the rent income that property brings in is the same as this potential one in the report. (still thinking the one we have is too pricy for a duplex). We would like to try a 5% down for own residence loan. Is this property a good investment property? Thanks for any input!
