Wholesale or Buy and Hold at 52% cash on cash return?

ARV - $40,000 My Maximum Allowable Offer (MAO) - $21,500 Montly Rent $550 Operating Expenses $275 20% down on private financing of MAO purchase price = $4300 Monthly Private Financing Payment 8% interest = $126.21 Operating Expenses + Montly Loan Payment = Total expenses of $361 $550 Rent less $361 expenses = $189 Net income $189 Net Income (12 months) = $2268/$4300 cash invested = 52% cash on cash return Did I run these numbers accurately? If so this seems much better than wholesaling it for $5,000 profit from wholesaling!
