Successful Austin Duplex, Income Producing Buy and Hold

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Austin.

Purchase price: $228,235
Cash invested: $228,235

Buy and hold Duplex

What made you interested in investing in this type of deal?

Strong immediate and long term return.

How did you find this deal and how did you negotiate it?

Found on MLS and negotiated personally

How did you finance this deal?

Cash purchase

How did you add value to the deal?

Existing tenants agreed to rent increase, seller contributed $15,000 toward repairs.

What was the outcome?

Excellent purchase and long term investment

Lessons learned? Challenges?

Negotiation in good faith and fairly to reach accepted offer always appreciated, however once offer accepted aggressive inspection and pursuit of reimbursement for any and all found issues must occur. Never place offer with expectation of receiving further price reduction after inspection, accept any reduction received as bonus.
