How should I proceed on two properties?

I just got a call from a motivated seller who wants to unload 2 properties. He'd take 40k total in cash. I don't know how to proceed.

One way I see doing this would be to get the properties under an option contract of 60 days. Pay $10 earnest. I can then have my inspections done, if needed, and find my cash buyer and test the rental market in the small rural town the properties are in.

Both properties are vacant, one sounds like it needs extensive work. The other property is a Lustron home (prefab houses from the 40s). Both are located in a town of 400-500 people.

I'd love to hear suggestions and advice! Thank you.
