Investment Info:

Single-family residence buy & hold investment.

Purchase price: $185,000
Cash invested: $10,000

Long term rental property.

What made you interested in investing in this type of deal?

Goals to start building a rental portfolio.

How did you find this deal and how did you negotiate it?

MLS, Agent negotiate deal.

How did you finance this deal?

Conventional Mortgage Loan.

How did you add value to the deal?

Replaced the HVAC system.

What was the outcome?

The outcome has been good.
Upsides:
-I have gained equity with the market rising in my area and new HVAC.
-My tenants have been great.
-The property has had no maintenance needed.

Lessons learned? Challenges?

HOA can have pro and cons. Do research on what the benefits are before closing the deal.
