What made you interested in investing in this type of deal?

As someone who was raised in South Shore, I have always seen the potential in our neighborhood - not just for growth, but for legacy. When I came across the property and saw the rising momentum around the Obama Presidential Center, it became clear this wasn't just a building- it was an opportunity to create something transformational. I am passionate about deals that blend culture. commerce, and community impact. This one checked all three.

How did you find this deal and how did you negotiate it?

I identified this site through strategic research and community familiarity. While not under contract yet, I am developing the vision, prepping for public alignment, and setting the stage for negotiation by leading with value, not just price.

How did you finance this deal?

This project is currently in the pre-development phase, so I am focused on assembling the right capital stack. That includes exploring a mix of private investments, city- backed funding programs, and impact aligned partnerships. I am positioning this deal not just for purchase, but for long-term sustainability and community -forward returns.

How did you add value to the deal?

The deal is still in the pre-acquisition phase, but I am actively creating value by shaping a clear vision for redevelopment, aligning it with major regional catalyst like the Obama Presidential Center, and beginning early -stage community and partner engagement. My approach is positioning this property as more than just real estate -it is a scalable, impact driven opportunity.

What was the outcome?

Currently in the pre-development phase. Community engagement and partner alignment are in motion. Preparing for capital stack structuring and proposal presentation.

Lessons learned? Challenges?

Clarity and preparation open doors Even without owning the property (yet). I have learned how powerful it is to position a vision, communicate it publicly, and align it with regional growth. It taught me that momentum starts before the money does.

The biggest challenge has been navigating access - getting information, clarity on property control, and balancing community vision with investor expectations. But I have learned to lead with value, not just ambition.
