Sandston, Virginia - 7 Deals Challenge - Deal Analysis Single Level

Hey BP Community, sharing this as part of the 7 Deal Challenge. I am debating checking out this property because it seems to cash flow really well. It's a single level ranch, 1450 square feet with separate 2-car garage. Practically turnkey. My buybox has been focused on properties that I can buy and instantly add equity to through converting unused space to add square footage (garage, sunroom, unfinished basement, etc.), as homes in our area simply don't produce a viable ROI without it. However, this deal has me wondering. Less work upfront is appealing as I'm a DIYer and would not be so heavily dependent on contractors, plus the property could be flipped around sooner. Any thoughts? Thanks.
