**Practice deal I ran as part of BP's 7 Deals Challenge.**
Last one! 7/7 This property popped up in a heavily suburban area near me that would rent well. I ran numbers on it when it was "coming soon" with little info shared on the MLS. I returned and updated my analysis after the listing populated with pictures. Contrary to my first analysis, I find that it's a turnkey property with the big ticket items and finishing touches already completed. My buybox is centered around properties with unfinished spaces that I can put some sweat equity into (I like DIY). So right away I realize this isn't the property for me. The final catch is that, even though I would self-manage the property, I want to make sure there's room in the cashflow to permit a property manager, and this one doesn't allow for that

**Practice deal I ran as part of BP's 7 Deals Challenge.**
I typically jot down quick numbers like this on a property within my buybox. Looks like it's at least OK for initial cash flow provided the neighborhood is decent. If it lined up in other ways, I'd next take a quick drive over to check out the neighborhood then sit down to do some real turnover cost calculations (that kitchen will need some work to make the home more inviting and appealing to residents). The downsides with this property is that there are no unfinished spaces to add square footage -- which is what I'm primarily searching for at this time -- and the region does not appreciate as well as other areas near me.

Sharing 5/7 of deals analyzed for the "7 Deals in 7 Days" Challenge. This property analysis almost made me want to check it out in person, considering how close by the property is. Fortunately, some better prospects surfaced on the MLS this week (one's that are not in the flight path of airlines coming in and out of the international airport in town, and with better value-add capabilities).

Sharing 4/7 of deals analyzed for the “7 Deals in 7 Days” Challenge. This sort of is a property turns out numbers fairly common to my local area, and not worth the effort to pursue, especially if wanting to hire a property manager in the future.

Hey BP Community, sharing this as part of the 7 Deal Challenge. I am debating checking out this property because it seems to cash flow really well. It's a single level ranch, 1450 square feet with separate 2-car garage. Practically turnkey. My buybox has been focused on properties that I can buy and instantly add equity to through converting unused space to add square footage (garage, sunroom, unfinished basement, etc.), as homes in our area simply don't produce a viable ROI without it. However, this deal has me wondering. Less work upfront is appealing as I'm a DIYer and would not be so heavily dependent on contractors, plus the property could be flipped around sooner. Any thoughts? Thanks.

Hey BP Community, I'm joining the 7 Deals Challenge because, hey, I use the BP calculators regularly to get a rough idea of a property is worth checking out. It's very hard to find any properties for sale in my price range in New Kent County, VA, so I'm excited to look at this one which finally showed up on the market. Unfinished basement holds potential but ew, quad-level. Plus, basements aren't that common near me. Not sure if a rehabbed property will hold true appeal for a tenant/resident?
