Acquiring Units Phase of Real Estate Investment Journey -- looking for advice

Hi,

Looking for advice or just confirmation that I am on the right track.  My investment objective is to have 8-10 units within the next 6 years so that I can semi-retire.  I currently have rental unit in Las Vegas and have about $100k to buy another property.  I am thinking of buying a multifamily in Las Vegas since I have familiarity with the marketplace and have a network that I can reach out to.  

I plan on using conventional loan, 20% down, and buy a multifamily that covers my mortgage and all expenses.   I plan on paying it down with my w2 job.  Is there something else I should be thinking about or am I on the right track?
