One of the projects I’ve worked on is the Kismet Sober House at 793 Main Street in South Portland, Maine. It’s a certified men’s recovery residence operated through Vanderburgh Sober Living, designed to provide safe, supportive, and structured housing for men in recovery. The property is fully furnished, with all-inclusive amenities, and features an on-site House Mentor who helps maintain accountability and community.

What made you interested in investing in this type of deal?

I’ve been working in recovery housing since 2016, and I’ve seen firsthand how stable and impactful these homes can be. There’s a significant need for quality sober housing in most cities, and the demand often far outpaces supply. What really drew me to this project was the chance to combine strong, predictable cash flow with a mission-driven purpose — creating housing that changes lives while producing sustainable returns.

How did you find this deal and how did you negotiate it?

This property came onto my radar through my work with Vanderburgh Sober Living. We keep a close eye on markets where recovery housing is underdeveloped but demand is strong. South Portland stood out as a promising location, with solid access to recovery meetings, outpatient services, and employment opportunities, so when the opportunity to secure this home came up, I moved quickly.

How did you finance this deal?

I structured financing through a mix of conventional lending and private capital, combined with long-term lease agreements that make the income side highly predictable. The lease structure reduces management headaches and provides strong occupancy stability, which makes the financing model work very well for both lender and investor.
