I'm a loan officer and write loans in Ohio and in all 50 states. Purchasing houses in OH is pretty standard, no state tax stamps mortgage fee from what I can remember. With recording mortgage, title insurance, lender fee (typically 1% range my, bank charges a flat lender fee around $1000) etc (escrows not included) 2500k would be my best guess. Seller pays for the realtor fees.
