First time posting a success story Just closed on this property 2 bedroom 1 bath on the main street in town purchase price $14000 down payment $1,000 the seller financed $13,000 for 4 years at 6.% notes are $305.31 should rent for $500.00 needs about $2,000 in work to get going a sewer pipe needs replaced and repainted should appraise for around $40,000 this makes number 11 that I have in this particular town and this property  it's not a war zone or anything like that it's in a very safe part of town with a mix of commercial and residential properties

@Account Closed, very cool for you. Start advertising it on craiglist 'for rent' now. Push the rent closer to $600 & feel out the call volume. Slowly drop the rent while you're doing the work if you aren't having any bites.
