@Jeremiah Helg, @Eric Johnson is correct about the amount of time spent on smaller projects.

Where is the property? Also, How much money can you bring to the table?

You're welcome to call me to explore options. We have a few local Lousiana banks who might look at smaller loans. . .

My number is in my signature.

@Juan Quezada, If I can be of assistance, you're welcome to reach out. The investor community in East Baton Rouge is super supportive. I can hook you up with some wholesalers. Also, @Robert Leonard is a good contact. He has an Ugly House franchise.

@Amy Verges is a sharp cookie. And, she's correct. I've been looking for multifamily 'at a discount' for 2 years. https://www.lacdb.com/ is a good resource. Also, Google David Vercher KW & Elifin Real Estate. Those are my Go To guys for Baton Rouge & surrounding commercial property.

Yuck. I had this same situation with a succession home. No one wanted anything & the house was set up as if granny was coming home tomorrow. I had a resale guy lined up to clear out the house and pay me $1000 for the priviledge. We closed on a Monday, the resale guy was waiting outside the house for me to give him the "Go!."

He called me back, pissed. He had a crew & trucks. The house wasn't stripped like yours @Stephen Keighery, but anything worth anything was GONE.

Evidently, at church, on Sunday, they invited the church members to go through the house. . .who could've predicted that?
