@Cristian Rivera that's too much thinking for me; consumer reports, census reports. What do you want to do? Buy/hold, flip, wholesale? Many of the local MLS websites have local housing information.

If your primary residence is in Louisiana, start close to home. Check out the local real estate groups in our area. Contact BP locals from the specific areas you like and ask their opinion of the areas.

Right now, Baton Rouge & surrounding areas affected by the flood are in need of good rehabbers.

John, there's an abandoned park off Airline, around the Earl K Long area. I don't know anything about it.

@Jenny Gremillion - This may have been in the answers, but I didn't see it translated like I would do it.

I always want to be the bank. How can you do this? Through the equity in your home.

- Pay down your primary residence.

- Increase your HELOC (giving yourself access to the stock money)

& stay with your strategy of using the HELOC to pay cash for investments, fix it up, Cash Out & do it all over again.

If you're doing it right, you can have an infinite return on your rentals. (meaning you have none of your cash into it after the refi - you paid yourself back 100% or more).
