@Brandon Johnson, thank you for being you. Even after we hung up & you were so encouraging, hard as I tried, I couldn't summon my Polly Anna enthusiasm. I was so overwhelmed last week. I didn't really leave the house until Friday - Unless you count volunteering at church & searching for friends/family at the Lamar Dixon shelter. I guess what I didn't do was look at my properties until Friday. Chad was out there all week with a crew clearing property.

Some of our tenants were so distraught, they asked Chad to throw everything away. Another begged him not to touch her stuff. Yet, she couldn't bare to go through it until this past weekend.

This week Polly Anna is back. I'm leaving our properties to Chad, but I've been helping a friend clear her house enough to move back in. The shelter relocated everyone except her yesterday. Our plan was to clear a room for her to move back in her house. Maybe, tomorrow.

As you mentioned, we are truly blessed & this too shall pass. We'll have some more tools to add to our tool box; mold remediation & finding grant money.

@Ralph Dicharry , I find Craigslist a great marketing tool for wholesale. Also, here in Louisiana, people still read the newspaper. Does Alexandria have a paper?

Random, but, what about finding someone on CL in Alexandria to do those "$15k 2br house for sale xxx.xxx.xxxx"

@Greg Jeanfreau, as @Kimberly Jones noted - he who holds the money makes the rules. @Robert Leonard is correct, it's likely only a few hundred dollars. Yes, every dollar is counted when you're the buyer. Still, our Louisiana title companies are regulated by the insurance commission. If you feel there's an injustice, speak out. 

Or, call the title company. Talk to the closing agent & see if they can help your client out on the fees. Be specific, letting them know the fees you feel are inflated.

Hope this insight finds you before closing.

On a side note: I was referred to a local bank based on their "great investor loans". Well, they require you to use their title company which they own & the fees are crazy high. I brought attention to it & the LO's response, "It is what it is." Needless to say, I don't work with that bank, but if I wanted their $, I didn't have a choice.

& As a Private Lender, I require closing with my attorney. I don't get a kick back, but I have the assurance everything is done the same way every time & he understands my business.
