Flipping Home Owners Houses! :o

Just looking for some insight on how to approach a flip deal on a property on a house that an actual home owner is selling. Would I approach this deal as if it's foreclosure? I'm looking insight from some seasoned investors.

Hey Jaleen, 

I've flipped a few houses in my lifetime and I can say that I have never done a deal where the owner is still living in the home.     Vacant houses are the way to go and more preferably, vacant houses where the owner lives far far away and has no emotional ties to the property.
