@Jaron Walling so are you just waiting to the rates take a dip and then strike? Basically buying low?

Hey BP,
Just trying to gauge today's market and wanted to know how much cents on a dollar (you know like the 70% or 80%) are investors in the area are buying for?
I tried my best to word this question in a comprehensive manner, but let me know if you know!

@Jason Gorenchan awesome insight! For the commercial /portfolio loans do you have to go through a hml or banks provide those as well?

@Abby Weinstock Thanks a lot. I had confused myself by over complicating things. Thanks for the clarity!

Quick question to those who are in the rental field:
When you are doing a loan buy down (paying extra on the monthly mortgage), how much extra do you recommend to put towards it?
Is there a rule of thumb for this?

So really this is a two question post that I would love to hear you guys insight on.
Alright Question #1) "Can you get cash out refi from the same lender who you received the hard money from or you have to go to another lender to get a cash out refi? (In reference to the BRRRR method.)
Question #2) Is there a way to get more that 10 mortgages (traditional limit), and What type of loan is that called?
thanks

I guess I don't know. I never looked at it like that, can you possibly share your view on what you look for in a good market to invest in @Joe Villeneuve?
