Unfamiliar with multi family, is this a deal??

Hello all. In Houston, I generally wholesale houses but ran into a multi family deal. It's a 10 unit deal, 5 duplexes, all on one large lot with room to build 2-3 more. Owner wants 265k, willing to negotiate. It's not a great neighborhood, mainly working families. Unfamiliar with multi family and numbers. Could this be a deal? How would you structure. Thanks all.

You base it on rental income. Price is dependant on the the cap rates for similar properties in the area.
