Looking for deal ideas to help relative

Hi, my sister has a house she moved out of a few years ago. They were renting and the renter is leaving. She is tired of it bleeding cash. The Numbers ARV 334,000 Repairs 5,000 Loan amount due 240,000 Taxes 1600 yr Ins 100+ a month. May be association fee also Last renter was paying 1,800 mo which is about the payment. I have no free cash but would like to find a way to help them out of this. I realize this would not be a good rental but she is a motivated seller So what are some ideas or methods I can use to help them? Should they just list it? Thanks.
