How is Pen Lucy Baltimore Area for Rentals ?

An investor brought me a deal for my rental portfolio for $ 55,000 purchase; Rent $ 1000/month; Tenant is already in place; Property Taxes $ 1600;  3BR/1 Bath Row house on Dumbarton Avenue in the Pen Lucy Area of Baltimore. The home is in pretty decent shape. I know its a block by block analysis and I plan to visit this weekend but for you Baltimore investors; any thoughts on the area and/or the numbers presented ? I am an out of state investor but have looked in Baltimore before but not purchased. Thanks for any feedback.

    55K is an good price, as long as it is NOT close to Greenmount or Old York Rd.

    A couple blocks east of old York rd, buy it, otherwise I would not.
