Atlanta Duplex Deal. Take it or No?
Trying to see if this is a good deal, any of my Atlanta Investors what do you guys think?

Repair Estimate: $30,000
Seller says ARV is $199,000
Zillow currently estimates home is $81K

I was thinking more of a buy and hold, the average current value of homes on this street are around 80K so that ARV of what the seller quoted me seemed pretty outrageous, also I'm not sure what all the estimated repair costs that he has calculated includes
