@Dan Mahoney thanks for the input! The seller sent pictures of the property and I feel like it would need more than 30K of repair to make it a good investment if I can go below 50K for asking price I think I will take it!

I was thinking more of a buy and hold, the average current value of homes on this street are around 80K so that ARV of what the seller quoted me seemed pretty outrageous, also I'm not sure what all the estimated repair costs that he has calculated includes
