Deal Analysis: Seller Financing

Hey Team-

I have an opportunity to pursue a seller-financing deal on a property. I have a few questions in how to start the offer/negotiation and listed the basic details of the property below.

How would you structure a seller-financed deal?

How should I pitch the terms and conditions?

Should I use an agent or try to speak with the seller directly?

What is a competitive interest rate to offer/ what other levers can I pull to make the offer more beneficial to both parties?


Property A

Price: $300,000

# Units: 6

Units 1-4: 2BR/1BA à $625/mo

Units 5-6: 1BR/1BA à $560/mo

Rent/Mo: $3,600

Mortgage: $2,100

Year Built: 1965

Brick Exterior, central air/forced air, on-site laundry, parking spaces
