[Calc Review] Help me analyze this deal

We are only able to get 150k-175k in mortgage the rest we have to put up in cash. The house is in bad shape needs a lot of work. Please let me know what you think about this deal the area is being revamp and its 2 blocks from main street and the beach. Need help we are already under contract but we have 18 days left from the inspection period. the rents are almost maximized at the point where they are.
