3.5% down on first deal, trying to understand the numbers

Im trying to figure out how to analyze a deal with only 3.5% down, or is this even advisable.

@Krystal Sweetwood i think your numbers are a little low. Property manager is most likely going to be 10%, i would prob bump vacancy to around 8%, and repairs up closer to 10 depending on what shape the house is in. That's going to kill your cashflow. I would say pass on this one.
