First investment property in the Cleveland Market

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $40,000

Cash invested: $16,000

This house is located in a solid C+/B- neighborhood. The house had a newer roof, hvac, costs about 3800 to do some superficial renovations on the property. Cash all in...including closing costs, escrow, and renovations was 16,000...Tenant will be moving in June 2019

What made you interested in investing in this type of deal?

Lower price point, stable market, numbers made sense for the area

How did you find this deal and how did you negotiate it?

Through the MLS...my incredible agent was a huge asset and boots on the ground for me.

How did you finance this deal?

Conventional Loan at a local credit union

How did you add value to the deal?

Got the offer down 9,900 and also added 3800 dollars of work into it (superficial fixes)
