First BRRRR is Now Purchased

Just purchased my first BRRRR in Gardiner, ME for $35,000 cash. It's a two unit, 1/1 and a 3/1. Tenants will be leaving by end of July. The plan is to rehab in August and part of September and get it re rented. ARV is around the $90-$100k range in the area and I plan to stick to a $25-$30k budget. Because I have such a long time before rehab starts I plan on buying a lot of my materials and such on FB Marketplace and Craigslist. I have a goal to save at least $3,000 I would have otherwise spent just going to Home Depot and Lowes.

@Geordy Rostad it takes maybe 15 min of time a day with alerts that I have so its not time consuming.  I plan on hiring out most of it.  I have a contractor friend that is really good and I may even go once or twice a week to be an extra set of hands to make it go faster/cheaper since he wouldn't need to pay me.
