@Adam Harper You need to redo your post and numbers. Also, what specific area? Some will have extremely low cap rates, due to appreciation anticipation ;Boca)....others shaky areas will have little appreciation potential. I assume this is a desirable area with the price.

After capex, vacancy, repairs, management (which is $360 which I might not use), total monthly cash flow is $398.45.
