Military Leveraging the VA loan!

Single-family residence fix & flip investment.

Purchase price: $218,000
Cash invested: $12,000
Sale price: $270,000

This has been a live in flip for my wife and I leveraging a VA loan the property was purchased as a foreclosure and is being remodeled for sale next MAY.

What made you interested in investing in this type of deal?

My wife and I were tired of paying rent....we sought a deal that had instant equity.

How did you find this deal and how did you negotiate it?

Found it through a realtor friend locally. Negotiated with the bank from 234900 to 218000.

How did you finance this deal?

VA loan with no money down

How did you add value to the deal?

Remodeled the kitchen, bathrooms and entertainment spaces
