@Nicole Cerrato Better look at your numbers again. ARV of $515 I assume you mean $515000. You will be limited to 75% of ARV. Missing several soft costs. Vacancy and capex(capital expenditures) big ticket items like roofs and floors. Taxes look low for 415k property usually greater than 1%. Management costs look low when you consider rent up fees. Maybe 10-12%.
