Creative Financing or Wait-and-See? What’s Your Strategy Right Now?

I’ve been seeing a real mix in the market lately. Some investors are locking in private money early to stay competitive, others are pulling back and waiting for better terms or lower acquisition prices.

Curious, are you:

  • Shifting toward more creative financing strategies (subject-to, seller finance, etc.)?

  • Staying on the sidelines until rates or prices come down?

  • Adjusting your buy box or underwriting to account for higher debt costs?

I’m in touch with a range of lenders and investors, and everyone seems to have a different take right now. Would love to hear what others in this community are doing. What’s changed for you in terms of how you’re funding deals?
