Looking to invest in the under 50k cash market cities whats the best play regarding landlord friendly, quality of tenants, rent roll? It seems to me Detroit, Cleveland and Louisville are good options. Please share thoughts, opinions and horror stories.

I've owned my property in Cleveland for 6 years - same tenant. It's doubled in value, and the tenant has never missed a payment. It's been a cash cow. But we bought in the right neighborhood and it was turnkey - already rehabbed. However, other RealWealth members have also got really good cash flow in Detroit. You just have to be very careful these days - buying under $50K might put you in pretty rough neighborhoods. If you're buying a C property, you'll need management that is really on top of the neighborhood and the tenant. If you buy in D neighborhoods, my experience is those properties are tough for any manager, no matter how good or experienced they are. Stay away from high crime areas.

If you can qualify for a 1st mortgage, I can connect you with a company that would require just $25k down with a $75k first on a $100k property. Then you would earn 15% Cash-on-cash after all management and expenses. Message me if you're interested. They are presently working in Cleveland.

Pretty much the same ! The Mid-West Cash Flow the best , Cleveland, Detriot, Kansas City , etc. All about finding the right deal for you & your pockets in those Mid-West area.

First, stay away from midtown Detroit. I had a property in Detroit (Southfield - a nice suburb) for about 5 years before my military time. Cashflow on paper was good. But sadly, it turns out had about 18% vacancy and terrible tenants didn't pay rent for 6 months. Goodside is that they are costing less than a lot of other places. It was my first rental that I was lack of experience. I am able to pick tenant better today. But still, you have to keep those uncertainties in mind. Generally, the risk is higher than the average US market. Unless you live close and familiar with the neighborhood, otherwise I won't recommend you invest over there.

@Sakib Jamal It's in Euclid. We paid $35K about 5 years ago and put about $15K into it. Now it's worth 90ish. Rents for $900/mo

@Jay Durant you are going to have a big challenge getting quality tenants in the under $50K price range.

Every state has a place that you can find a property that'll be able to give you 4%+ C2C return. Even a hot market like Seattle when everything is already 'overpriced'. Good properties and neighborhoods always appreciate faster. The rent rasing faster as well. Keep it close, if you're not experienced.

When looking at under 50k cash market cities, Toledo should certainly be a part of the discussion.
