Direct mailer campaign advice

Good afternoon,

It's time to take action!  I have positioned myself financially and found a business partner that I trust.  Now we are ready to start our marketing campaign to find an ideal property.  We're looking for a multi family property with 4-10 units that will give us >15% CoCROI.  Most likely closer to the four units because of our capital restrictions.  I was hoping to start a discussion about direct mailers and wanted advice from people that have had success with them.  Did you write a letter introducing yourself?  What kind of content did you include in the mailer? Did you purchase from listsource.com?  Any advice would be helpful.

If you plan on doing that campaign in California you are wading up river. I'm not saying you won't be successful, even blind squirrels find nuts. The market is on fire here in California, especially for multifamily and these properties are selling easily at 4-5 caps.
