What to say/not to say 1st Initial call

Ok, I am getting calls and getting forms submitted through my site and now I need to know some basic things to say and how to negotiate with the seller.
How do I present the option agreement to the seller so that they dont become confused,offended or not interested.
Clearly the I BUY HOUSES people cant really buy all the homes that people are offering to sell to them. OR CAN THEY?
So what do you actually do when you find a house that you really have no interest in because the seller is asking to much and there is no way you could work with the numbers?

Hi Ryan, I do buy all the houses. If I'm advertising I buy houses, I buy the house.

That said, when I first get a homeowner on the phone I try very hard NOT to talk at all. I try to get out of them what they are looking for and what they want to do. Usually I can tell right away if they are someone worthwhile. Some questions I use:
Tell me about your property?
Tell me about the timeframe you're looking for to sell?
What is your situation?

When it's time for me to talk, I try to be brief and not confuse them. I ALWAYS get an email if at all possible and get permission to do a follow up email and then send my marketing packet so that any question they may have had is covered.
