Help with Marketing / Advertising Strategies

Hello everyone, 

My name is Matt Honeyford. I'm a Commercial Real Estate Agent and a full time Real Estate Investor in Rochester, NY. I started this journey (full time) a little less than a year ago. Currently, we have three projects lined up that are scheduled to be completed over the next 2 - 3 months. Those projects were all purchased via a wholesaler. And, while I'm extremely happy with them - both the projects and the wholesaler - My feeling is that my success and my ability to sustain deal flow is dependent on somebody else, which makes me nervous. 

My goal over the next year is to flip 12 houses and acquire 5 rental units.  

Here's the question: I know that I should be marketing / advertising. I'm not afraid to spend money on things that work, however I don't want to waste money on things that don't. What are a couple marketing / advertising tactics and/or companies that I should be using?

We use Yellow Letter HQ's postcard with Google Street View. It is a really cool postcard because the company automatically puts a google street view picture of the property on the postcard, make is feel much more personal and gets much higher response rate.
