What's a good process working with bird dogs

What's a good process working with a bird dog? Do they just send REI the seller's contact name and number? or does the bird dog do some work speak into the seller? Do you give them access to the CRM / (Podio) so they can track their own referrals? What do you normally pay a bird dog?

Who would be a good bird dog? The pizza delivery. the mailman UPS, Realtors.

Anything else should I beware when working with bird dogs?
