Preforeclosure Leads - Equity vs. No Equity?

Hi all,

I'm getting ready to do a mailing to preforeclosures in my area.

Is there a difference in response and quality of lead between those with equity and those without equity or upside down ? These would be primarily for wholesale deals.

I have attorneys and short sale negotiators available so the complexity of the deal is not a big issue for me.
