I haven't tried them mostly because of the added expense. As to @Joe Cummings's
comment, I think the same can be said with any kind of personalization on a postcard - using the owner's name, the property address, etc. I like to analyze all the DM mail that comes to our house to see what folks are doing, and the vast majority have at least the recipient's name in the salutation or body of the text.

To piggyback onto @John Horner 's post, I used Pipeline too and loved it, but didn't love the price. After some research I learned that Pipeline is based on the Japanese kanban board productivity tool pioneered by Toyota many years ago.
With that info I found Trello, a free web site that lets you create your own sales pipelines with more functionality than I'll ever need.

@Rick H. : What is an overlay list? I'm thinking it's where a single property appears on multiple lists (tax lien, foreclosure, vacant for example) but am all ears to hear your definition. Thanks! Alison

@Jay Hinrichs , when you say you write a personal letter to each do you mean you sit down and hand-write out 84 letters? Or do you personalize them in some other way? I use variable data fields in my letters. I don't hand-write the whole letter but I do hand-sign and address. Just wondering how you do personal letters. Alison

Hi Matthew, welcome to BP. I think if you do a few queries about marketing campaigns you will find the answers to your questions are already here. There is also a sticky thread at the top of the Marketing topic that would be useful to read. Good luck!

Beverly, while you're doing your due diligence on CRM tools I recommend you take a look at a sales pipeline CRM called Pipeliner. Their tagline is "a picture is worth a thousand spreadsheets." It's built on the Japanese Kanban board model and is very different in look and feel from any other CRM, and is much more visual. Pipeliner gives a free trial period if you want to test it out, and you can get up and running very quickly.
I liked Pipeliner a lot but didn't want to pay for it, so I found a free Kanban app called Trello where I have built my own lead tracking board. You can check out Trello too. Good luck!
